House Manual

  • Air Conditioners and  Remotes:  There are AC units in all three bedrooms and the living room.  There are remotes to operate the three bedroom ACs and the living room AC.  The correct remote is marked for each room.  
    • PLEASE TURN OFF AC UNITS WHEN NOT HOME OR IF YOU ARE NOT USING A PART OF THE HOUSE, Gracias…..
  • Adding extra days:  Adding days to your stay is often possible.  Just ask our house manger and we will let you know if we have availability as soon as possible.  
  • Blankets:  Blankets will be supplied for the group based on the number of people in the group. Extra blankets and sheets can be found in the closet.  
  • Coffee Pots: Coffee Pots are upstairs and in the kitchen.  User’s manual are located in the kitchen drawer.
  • Doors:  You can enter our penthouse from the third or fourth floor doors.  Please lock the doors to the Penthouse whenever you leave.  That means the 3rd and 4th floor doors.   
  • DVD Player/Internet TV:  The DVD player also acts as an internet television and can connect you to things like Netflix.  There are also 70+ DVD’s for you to enjoy.
  • Entering and Exiting the Complex: To enter the complex use the keys provided by the house manager.  Make sure to lock the door behind you.  
  • Fans: There is one fan upstairs and one fan downstairs.  Feel free to use them as you wish. The big one can be nice outside at times.
  • Grill: The grill is a gas grill and it needs to be lit using a propane lighter.  The grill is set up so that it works best over the 2 flames on the right and left of the grill.  DO NOT LEAVE THE GRILL ON AND UNATTENDED.  THE PALAPA IS FLAMMABLE….. There are grilling utensils in a plastic box on a shelf near the grill.
  • Ice: Ice is available and fine to use in Tulum.  You can buy a bag at OXXO or any supermarket.
  • Internet: Internet passcode is located on the box under the television. The wifi works well both on both floors and throughout the house.
  • Keys:  Each group will get one set of keys per bedroom. If the group needs more, please speak to our house manger Roberto.  
  • Kitchen: The kitchen is equipped with numerous things to make your stay comfortable. The cabinets are deep, so please explore and you should find everything you need.
  • Laundry: There is a washer and a dryer in the laundry room.  There is also detergent.  Our house manager will show you how to use the washer and dryer. if you have any questions feel free to ask.
  • Oven: The oven and stove use gas.  The stove and oven have lighting buttons.  Sometimes the oven needs to be lit manually with the propane lighter in the drawer.
  • Palapa: The palapa is a lovely space to relax.  Be careful with fire, as the Palapa is flammable.  Also, if you are staying for an extended time, you may want to sweep up leaves that occasionally fall from the palapa.
  • Plunge Pool: The plunge pool has a switch on the side of it under the steps.  The switch operates a fountain.  The fountain should be run 2 hours or more a day.  It helps with water filtration.  Staff will come by every few days to add chlorine if you are there for an extended stay.  You will be told so that you can avoid the pool during those times.
  • Parking: Our spot is number 10. You will need to open the gates by pulling up the metal rods, which are sunk into the holes in the ground. Close the gates after you bring you car inside.  
  • Power Outages: Power outages occur in Tulum.  Contact our property manager if this happens and he will work on a solution or communicate to you what the situation is.  
  • Propane: Propane will be supplied. If it runs out, please contact our house manager.
  • Roof Deck Closet: There is an open closet on the roof deck that has things like folding chairs, a mattress and a few other things.  Feel free to use anything in this closet.  
  • Sleeping Options:Beds: Master Bedroom has a king size bed. Second bedroom has a bunk bed (twin and double) with a pull out trundle (3 beds).  Beds are a single on top, a full in the middle and a single on the bottom.  Upstairs studio bedroom has a king size bed.
  • Sleeping Options (besides beds): There is a pull out couch in the living room that can sleep 2 people.  There is a queen sized futon under the stairs in the living room that sleeps 2 people.  There is a pull out couch in the upstairs studio that can sleep 2 people.  There is a full size mattress in the upstairs outdoor closet that can be used anywhere.  There is a hammock under the palapa.
  • Stairs: Be careful on the stairs going up to the roof deck.  There is no hand railing.  Do not enter these stairs with wet feet from the plunge pool.  It can be slippery.
  • Towels: Each guest will be given two towels for their visit.
  • Trash: Guests should bring their trash downstairs when they want it out of the house.  Guests should not throw anything into the toilets including toilet paper.  There are two big containers across the street just in front of the main entrance to dump garbage.  There is also another spot next to parking spot number 1.  Bags can be left inside the gate near spot 1.  The gate must be closed after garbage is left.  
  • Water: One 5 gallon water jug will be supplied for each of the two water coolers.  If guests need more water, they can buy jugs at any OXXO or a supermarket.
  • Windows: Close windows when you leave to avoid rain water and bugs in the house.
