House Rental Rules

  1. Air Conditioners: Always turn off the AC, in every room, when leaving the house. The bills from the AC are a large part of our electric costs.
  2. BBQ: Keep BBQ equipment in the plastic bin provided on the outside shelf, to protect from sporadic rain showers.
  3. Community Pool:  THERE IS NO LIFEGUARD SWIM AT YOUR OWN RISK. Pool is a shared pool for the complex and is always open.  Please keep noise to a reasonable level by the pool.
  4. Check-In Policy – Check in is after 2PM but we can often be flexible depending on the needs of a group.  We will supply you with email, telephone and Whatsapp information to reach our house manager before you arrive.  (Getting Whatsapp is a great idea for Mexico.)   He will greet you and do a walk through with you to show you the premises and to show you how things work at the Penthouse. Some of the things he will show you are Entry and Exit procedures, parking procedures, garbage removal, laundry machines, water coolers, air conditioners, internet, internet-ready television with Netflix and DVD player (70+ DVDs available), plunge pool fountain switch, BBQ grill, pull out couches, doors and keys for the many doors, coffee machines and anything else that may be required.
  5. Checkout Policy – Check out is 12 noon. Flexibility is possible depending on the needs of the group.  Our house manager will do an inspection of the house when a group is checking out.  Please make arrangements to meet with him to check out and hand over keys.
  6. Damage: Please be careful not to damage items in the apartment and in the complex.  If you do damage something or break something please report it to our house manager immediately so that we can replace it or get it fixed as soon as possible.
  7. Malfunctions: If something breaks or malfunctions, like the washing machine, please report this immediately.
  8. Neighbors: Be aware that you have a neighbor under the third floor part of the Penthouse.  Moving furniture at night can make noise for them.   Our top floor only has ourselves under it so there is no issue there and you can dance all night.  Just don’t play the music too loud.  
  9. Parking Information: Spot Number 10
  10. Pets: Ask about bringing pets into the apartment.
  11. Smoking: Smoking is prohibited inside.
  12. Toilet Paper: Please don’t flush toilet paper down the toilet.  Tulum is an eco friendly environment. In order to retain the quality of the water it is important not to flush anything, including toilet paper, down the toilet. We ask that guests put toilet paper in the basket provided in the bathroom.  We will supply small bags for it.  Please empty the small garbage bags into the trash going outside, every day or two.
  13. Windows: Always close the windows when leaving the house due to sporadic rain showers and bugs.
